Council Requirements
A building certifier cannot issue a building approval until such time as all other necessary approvals have been obtained.
Council's approval is required:
- for proposed building work that does not comply with setback provisions contained in the relevant Town Planning Scheme or Queensland Development Code (Relaxation application). As a guide, any building closer than 6m to the front boundary, or 1.5m to any other boundary is likely to need a Relaxation;
- for proposed new plumbing fixtures;
- in relation to the proposed use of premises that is inconsistent with the provisions of the Town Planning Scheme (Application type - Material Change of Use, Overlay Assessment or request for assessment under Superseded Planning Scheme);
- where proposed building is closer than 1.5m (2m in Brisbane City Council) to Council maintained sewer, storm water and water mains; and
- in relation to amenity and aesthetics. (Each Council has their own policy)
State Government Authority Approvals may also be required, particularly when the application relates to commercial and industrial buildings.
